Southern Pine Phase II senior living is a 63,000-square foot 3 story multifamily dwelling building located in Lusby, Maryland. The building houses multifamily apartments, a multipurpose room, a fitness center, a lobby, a reception area, and a Florida room. The wood framed building contains 67 apartments, with a mix of 1-bedroom and 2-bedroom layouts.
Spyder Engineers, LLC provided all of the structural designs and coordinated with all disciplines for this new building. Structural tasks included lateral analysis of the structural system and design of all the building structural elements such as the mechanical servicing walkway in the attic interstitial space, open space in the Florida room.
The building lateral system consists masonry and wood shear walls. The building foundation system consists of spread footing system. The first floor is a 4” thick slab on grade. The upper floor system consists of plywood decking supported on pre-engineered wood trusses. The roof system comprises of wood trusses spanning from exterior bearing wall to the interior corridor bearing wall.
